What’s in store for the Aberdeen and surrounding areas property market in 2026?

Estate agents operating in Aberdeen and surrounding areas have given their predictions of whether property prices will rise or fall in 2026.

The Aberdeen housing market saw a mixed period throughout 2025.

Data from Aberdeen Solicitors’ Property Centre showed the average house price increased by 0.5% during the third quarter of this year.

Flat sales across the city jumped by nearly 30%, but prices slipped by nearly £5,000.

But what does 2026 hold?

We asked local property experts working in Aberdeen and the surrounding area for their predictions.

Prediction: Prices up 1-3%

“After more than a decade of challenging conditions in Aberdeen and the north‑east, 2025 finally brought signs of meaningful movement.

“While we didn’t see prices rise last year, we did see a clear increase in transaction volume, and that shift alone is significant.

“One of the standout trends last year was the surge in flat sales. That part of the market had been saturated for some time, but 2025 delivered nearly a 30% increase in activity.

“There is still stock to work through, but the progress made in just one year is encouraging and suggests that confidence is returning across a broader range of property types.

“Looking ahead to 2026, I am cautiously optimistic. Increased activity is often the first sign of future price growth, and if the momentum we are currently seeing continues, it is likely to filter through into values.

“While, it is difficult to put a firm percentage on any rise at this stage, it looks like for well-maintained homes, the growth rate could be around 1-3%.

“The foundations are there for modest upward movement, but much will depend on how sustained this level of demand proves to be.

“Overall, the direction of travel is positive. People will always need to move home, regardless of wider influences, and the renewed freedom buyers and sellers felt in 2025 gives us good reason to expect a healthier, more confident market in the year ahead.”
