Buying your first home is a significant milestone in anyone’s life but it can also feel confusing and overwhelming. You have important factors to consider such as mortgage rates, deposit savings, and, of course, house prices. But while affordability is very important, it’s not the only factor you must navigate.
You should feel happy, secure in your new home, and connected to your local environment. We have done some market research to identify the best UK cities for first-time buyers by looking at a range of important factors. We looked at average house prices as well as crime rates, traffic, and overall life satisfaction.
Let’s take a closer look at the best locations we researched;
1. Swansea
Swansea in Wales ranks as the best city in the UK. Swansea offers a great quality of life with a mix of city amenities and beautiful coastal scenery. It’s known for its stunning beaches, vibrant cultural scene, and welcoming community, with relatively low crime rates and good educational options, making it appealing for families. In Swansea, the average house price for first-time buyers is around £176,000. This is based on the average price for two-bedroom terraced houses, a popular choice for first-time buyers, which are typically priced between £175,000 and £220,000
2. Edinburgh
House prices are higher here at £337,537 on average, totaling £346,293 with additional costs — which includes an average stamp duty price of £6,503. However, Edinburgh also has a low crime index score making it one of the safest cities in the UK. Edinburgh is a popular choice for first-time buyers due to its strong job market, high quality of life, and vibrant cultural scene
3. Manchester
Manchester is considered a great place for first-time buyers due to its relatively affordable property prices compared to other major UK cities, strong job market, and vibrant cultural scene. Its ongoing regeneration projects and excellent transport links also make it an attractive option for those looking to get onto the property ladder. Average first-time buyer house price: £212,891. Property prices here are much friendlier on the wallet compared to London and other major UK cities. It’s an ideal choice if you’re looking for great value without compromising on quality of life.
4. Glasgow
Glasgow is a great spot for first-time buyers. The city, the largest in Scotland, has a significant population of 25 to 35 year olds, and is known for its job opportunities, with 61% of the workforce being graduates. In Glasgow, the average price for first-time buyers was £168,000 in March 2025. This is lower than the overall average house price in Glasgow, which was £186,000, and significantly more affordable than Edinburgh. First-time buyers can find even more affordable options in certain areas like Easterhouse, Easthall and Provanhall (G34), where the average price is around £55,415.
5. Sheffield
Sheffield is a great location for first-time buyers due to its affordability compared to other major UK cities, a variety of housing options, and access to amenities and green spaces. House prices in Sheffield are lower, making it easier to save for a deposit and secure a mortgage. The city also offers a vibrant atmosphere with a strong cultural scene, good transport links, and proximity to the Peak District National Park. In Sheffield, the average price for first-time buyers was £196,000 in March 2025. This figure is up from £180,000 in March 2024. While the average house price in Sheffield was £221,000 in January 2025, first-time buyers generally pay less than the overall average.
