Summer staging tips for your property

Key insights from The Style & Staging co.

Summer is all about light and bright. When preparing your home for marketing, this is a wonderful season to highlight your home in its best possible light, both internally and externally.

A decision on a home can be made within the first few moments stepping through the front door. Staging makes sure that each property creates an impactful first impression, both online when searching and in person when viewing. In a crowded market, staging allows your property to shine and stand out from the competition. Here are my top tips for staging this season.

Where do I start?

I highly recommend having your property professionally cleaned prior to staging taking place. Not only does it make a huge difference to the overall appearance and feel of the property, it helps take away any lingering odours and presents the property as fresh. It’s always worth getting the windows washed to allow for light and sunshine to flood in to brighten up the overall property!

Give your home the opportunity to have that ‘wow’ factor. The bigger curb appeal and better looking it is, the more people will want to see it.

What colours or textures really say ‘summer’ in a home?

Yellows, greens and gold colours mixed in with creams really bring in the summer vibes while offering a calming and soothing appearance. Don’t be afraid of patterns! Sometimes a pop of stripes or florals on the cushions, bed throw or even pictures and posters, can create additional layers and texture, preventing a one dimensional feel.

Do you have any furniture rearrangement tips?

Staging gives the room scale, practicality and purpose. A blank space doesn’t necessarily showcase its full potential or sell someone’s dream home. Turning an empty box room or awkward shaped space into a usable home office or snug reading area can really help unlock golden nuggets and corners of a home.

Be aware that less is sometimes more. Overcrowding areas and feeling that you need to fill a space isn’t always the right approach. Utilising a piece of artwork or an accent chair is better than placing a large bulky item that closes up the room and makes it more crowded.

How important is it to stage gardens and outdoor spaces in the summer months?

Creating a vision and painting a picture for the individual viewing is the key to staging. You want to transport the buyer into imagining themselves sitting on the seat in the garden reading the paper or book whilst sipping on their choice of morning hot drink or evening sundowner. So, utilising outdoor furniture if a garden is part of the property is highly recommended to showcase this great feature and selling point of the property.

When buying a home people make emotional decisions from their heart, so a well staged property allows them to imagine themselves living there and settling into the comforts of what’s presented to them. You want to create that emotional connection with the property and space, especially for young families looking for that perfect garden to run around in.

Is it worth utilising lifestyle props?

Staging is all about creating a home and place where an individual can see themselves living and enjoying their life there. Placing items like books, candles, fruits and plants to create this vision and homely property, takes it away from the property being just a standard predictable show home; it brings more life, characteristic and a true home feeling to appeal to potential buyers.

Many people struggle to imagine a rooms true potential. An empty room is full of possibilities, but that can be overwhelming. People often need to be shown something to then believe it can happen – like being able to fit certain furniture in spaces – so showcasing furniture in rooms allows the potential buyers to see what’s possible and removes the guesswork offering a clear, curated vision.

Final thoughts

Staged properties often spend less time on the market compared to non-staged homes and typically generate a higher sale price. It’s worth keeping in mind that property staging is not an expense, it’s a small upfront cost and investment which offers a big payoff.

With staging done for you, you’re not just preparing your home – you’re elevating your sale. It’s hands off, you don’t need to lift a finger or break a sweat as the whole process from design, delivery, installation and packing up is taken care of and handled without you needing to worry about a thing.
