Upgrade Your Home’s Appeal: Why a Great WFH Setup Matters to Buyers

What hasn’t already been said about the pandemic? It’s ok; I am not about to offer up my opinion and add it to the mix. However, I do think it is fair to say that the working landscape since lockdown has changed enormously for most of us.

Yes, we are trickling back into office spaces, with many of us choosing to adopt hybrid working, and for some, it has opened up a global playing field. We see many clients working full time from home, having landed positions in companies that are based in other parts of the UK or overseas. This has meant that having a designated space to utilise as an office has become more of an essential requirement rather than a wish list item. We have seen a huge amount of viewer feedback listing all the positives about a property, but then if there is no actual office space, it is the deal-breaker.

As hybrid working has become the new normal, no one wants a desk and laptop stuck in the corner of a bedroom or the faff of setting up and packing up, using the kitchen table. Don’t get me wrong, I’m not suggesting for a moment that you build an extension, but some clever thinking and smart furniture choices can make the space you have very workable to include a ‘WFH’ station.

We have seen very large cupboards with their doors removed, transformed into a modern home office. Third bedrooms, which are not used as such, dressed as an office instead of a glorified storage space or dumping ground, are well received by viewers. Under the stairs or a small outdoor space makes an ideal location for a desk, computer swivel chair and a bookshelf.

We are seeing – in very small properties – clever placing of furniture so as to ‘section’ the lounge into both a living, relaxing space and an office space, which works very well too.

The point is never underestimate how, increasingly, this is a feature on many a wish list from prospective purchasers. So, when you are thinking of selling, and you have a great working from home set up, please leave it in (albeit tidy) for the photographs, as it is becoming apparent to us that it is as important to a purchaser as a kitchen sink!
