Our London Fees

Residential Property

We take great care to provide legal advice of the highest standard on your property matter whilst simplifying the procedures and removing the stresses involved in buying, selling or remortgaging your home. Mortgage lenders:

We enjoy comprehensive membership of lenders’ conveyancing panels. This means we can act for you and your lender to simplify the process and keep costs down.

Lease extensions:

Where a person has owned a leasehold property for at least two years, the law affords that person the right to extend their lease. The cost of extending the lease is laid down by legislation designed to protect property owners from unscrupulous landlords. This may be of interest when offering a property for sale, as a lease extension may increase the property’s marketability and value. We provide expert legal advice in relation to lease extensions.

Pricing

It pays to shop around but make sure the quotes include fees, VAT and disbursements (expenses paid on your behalf) so that you can truly compare like for like. You should also check that a qualified legal professional will be representing you.

All pricing is estimated and excludes VAT at 20% and disbursements. Please contact us to discuss your requirements. We will then be able to prepare a detailed quotation.

For purchases, disbursements include search and Land Registry fees. Some costs vary according to the purchase price of a property. On average these amount to around £600. Stamp Duty Land Tax is payable at a variable rate, which also depends on the purchase price of the property and your own personal circumstances.

For most other transactions, Land Registry documents and bank transfer fees, on average, amount to approximately £40.

Your quotation will include an itemised breakdown of all anticipated costs. Our quotations are as close to the final price as possible. Please note that our fees are not intended to be fixed but are unlikely to change unless unforeseen work is required.

Key stages

  • Initial instructions: we gather information about your requirements to help us plan. We must also comply with all legal formalities and you will be asked to provide identification.
  • Legal process: this involves a thorough inspection of the legal documents, liaison with the other person’s conveyancer and any mortgage lender. If buying a property, we will prepare a detailed report containing all the information you need to proceed with your purchase.
  • Exchange of contracts: the completion date is agreed and everybody is legally required to proceed. Buyers are usually required to pay a deposit of 10% of the purchase price but this can be less by agreement.
  • Completion: this is when the property changes hands. Buyers are required to pay all remaining sums at this time.

The timescale for a straightforward sale or purchase of a property would usually be, on average, approximately six weeks but this is purely an estimate.
