The annual spring clean, something that many of us do as we pack away the winter jackets and swap over the front door wreath to something more floral and brighter, all in anticipation of longer days and sunnier weather.
When you’re thinking about selling your home, spring cleaning takes on a larger role as a necessary preparation step ahead of moving house. Knowing what to focus on and where to get started is the hardest part for most – so we’ve taken the opportunity to highlight the key things to do if you’re preparing to sell your home.
Declutter
Decluttering is essential when preparing your home for marketing, as it allows potential purchasers to clearly imagine themselves living in the space.
Start by removing items that make spaces feel busy or crowded. For example, in the kitchen, instead of leaving out spice racks and the washing-up liquid bottle, aim to keep worktops minimal with just the essentials, such as a kettle or coffee machine and perhaps a small plant or bowl of fruit. This instantly makes the room feel larger, cleaner and easier to maintain.
In living areas, consider how much furniture is in the room. A crowded layout can make a space feel smaller than it is, so removing an extra chair or side table can improve the flow and highlight the room’s proportions. Similarly, pack away personal items such as family photos, children’s toys and ornaments. While these make a house feel like home to you, they can distract buyers from picturing their own lives there.
Decluttering doesn’t mean stripping your home of all character; it’s about striking the right balance. A well-placed cushion, a throw, or a simple decorative piece can add warmth without overwhelming the space. Ultimately, you want each room to feel open, inviting and full of potential – this will make all the difference in your property photographs and when potential buyers come round for a viewing.
Touch up paintwork
It happens, the small scuffs on the wall beside the front door, discolouration around light switches, those little marks from where the kids drew on the wall and it didn’t all quite come off… that’s life! When it comes to preparing your home for sale, now is when it’s worth digging out the paint tins from the garage or the shed and having a refresh of those high-traffic areas that are in need of some attention.
Think of a classic show home. If you have ever visited one, you will note that they are pristine. Now no one is suggesting that you must levitate around your house whilst it is listed for sale, as you do still need to live in it; however, clean carpets and flooring and unstained walls make for a better chance of securing a buyer.
Those little touch-ups are important, so don’t overlook the benefits that a fresh coat of paint can bring to brighten up a room.
Tackle small repairs
Not only can small repairs help with the overall value of your home, but they also help to make your home look its absolute best and most appealing to potential buyers.
While the property photographs are taken to entice a potential buyer to book a viewing appointment, ensuring that things like changing out any broken lightbulbs, replacing silicone bathroom seals, filling small holes in the wall, or fixing a broken doorbell can really make a huge difference.
Viewers notice every detail, as they should, and people will remember if they felt at home in your property or not. Sometimes looking at all the to-dos can be off-putting to many, leading them to be less likely to put in an offer.
By tacking those small repairs, you’re helping to make your property look and feel even better than the listing photographs, which in a competitive market like spring, is a huge advantage over your competition.
Clean your front door
For many homes, the front door is the first and last impression of a property.
Potential purchasers will wait there until the door is answered, and after the viewing, will often stand outside and chat about it whilst looking back at the property.
Your front door needs to have a lasting impression that is positive, so it’s worth making sure that you give it a scrub down and sweep away any dirt or debris to keep it looking as welcoming as possible.
A little seasonal décor never hurts either, whether it be a clean doormat, a wreath, or some potted plants to add a pop of colour.
Consider staging
If you still have no idea where to start, then a property stager can be invaluable to help you present your home in the best possible way. Many stagers will offer guidance with decluttering, suggest touch-ups and repairs, as well as helping to arrange furniture, and remove or add items that will make the property more appealing when photographed.
When it is your own home, it can be hard to see it through a potential buyer’s eyes, so a stager can be a hugely valuable asset in your selling process.
