With this in mind, we will provide a full market appraisal and prepare our ‘Best Price Guide,’ detailing examples of similar properties in the surrounding area, and what market value they are achieving. Our aim is to maximise the return on your investment as well as achieve the true current market value.
How long will it take to have a tenant in place?
Our ‘Let Only’ service includes professional photographs and floor plans to ensure the property stands out on the market, maximising exposure. Higher exposure and interest mean more viewings, and consequently, the property will not stay on the market for long. When there is more interest, there is more choice and a greater chance of securing the right tenant.
Where is the best place to advertise the property?
To complement the professional photographs and floor plans, we advertise on all the major property rental portals, including: Rightmove, Zoopla, Onthemarket, and Prime Location. We also create a listing on our own website, as well as promote on all our social media channels.
How can I find quality tenants?
Referencing is an important factor which can help landlords select the right tenant. As part of the service, we will carry out all the viewings needed to find the right tenant. Once the viewings are complete, the potential tenants will be asked to complete a note of interest form which is presented to the landlord for their selection. When the landlord selects their preferred candidate, the tenant will be asked for a holding deposit which will be held whilst full references are completed. Two full reference checks for incoming tenants are included in the service which include: landlord and employment references, affordability ratios, and financial history checks. We aim to find the most suitable tenant for the property.
What safety certificates do I need to have in place?
To adhere to the terms of the Private Rental Tenancy (PRT) agreement, the right paperwork is essential to the ongoing management of the property. We will ensure all the paperwork and relevant certificates are in place and up to date, ensuring a smooth transition when you take over management of the property.
How much deposit do I need to take?
It is important to set the tenant deposit amount correctly for the ongoing management of the property, and to safeguard your investment. We ensure the deposit is lodged safely via Safe Deposits Scotland. It is vital to complete this in the correct manner and time frame, adhering to the rules set out by the Scottish Housing Tribunal.
Our ‘Let Only’ service is a cost-effective option with a fixed fee of 50% of the initial months’ rent. This service provides all the benefits of the fully managed service, up until the stage when the tenant moves in, where management of the property is transferred onto the landlord.
