Lewis Dobbie, solicitor in our Real Estate team, recently sat down with Adam Wright, Director of Caledonia Portfolio Builders, a bespoke property sourcing and management business to discuss their services, and how they serve their property investing clientele.

How did your company form?

The company was formed around my home kitchen table when I was 21.

It was alongside my dad who had years of property and development experience – it was a real business mentorship at the start, and I’m grateful for it.

The business began as a way for me to generate capital to fund my first investment.

While the purpose wasn’t as defined as it is today, it gave me practical experience in building something from scratch, learning by doing, and managing the challenges that come with it.

It started as a small, informal business – really just a website and a social media page, without any real systems in place. But it gave me the opportunity to get out there, build connections, and learn from experienced mentors, which shaped the way I approach business today.

I quickly realised that as a young person in the industry, I didn’t need to reinvent the wheel.

What busy business owners valued was someone who could identify opportunities and make the investment process simple – something they didn’t have the time to do themselves.

What is it you offer to clients? 

For investors, we provide a full property investment service – from strategy and sourcing, to finance, conveyancing, refurbishment, and ongoing management once the asset is complete. On top of that, we run 1-1 strategy calls and meetings with our investors, making sure we stay aligned on their goals and outcomes.

We also keep things simple with different tiers of support. We’ve got a free tier with 500+ vetted investors already in it, and from there we offer a paid tier that suits all levels – whether someone’s just starting out, looking to build steadily, or wants us to handle the whole process end to end.

For sellers, we package properties to sell as investments – steering away from the traditional estate agency route.

We’re the team that deals directly with investors, which means portfolio sellers, landlords, tired property owners, and block owners use us to access our network of vetted buyers. Whether it’s through maximum exposure with an on-market listing or a discreet off-market sale, we get the deal done.

I notice a lot of your business stems from sourcing property. Property sourcing is a traditionally unregulated industry which can carry a bad name. How do you bridge the gap and build trust between clients? 

It’s all down to relationships.

Clients return because we do a great job. Anyone looking to get into the game should look at in this way and not as a method of obtaining a quick win.

We are trying to build Caledonia to be the leading brand for this service in Scotland, how we do that is by being selective with onboarding and keeping our best clients close.

Another important point is that we run on the exact same systems and strategies we give to our clients. It’s proven, it works – we’re simply the structure that pulls it all together. And clients seem to value the fact that we’re going through the exact same process ourselves, and not just service providers.

Do you have off market deals? 

Yes, and lots of them.

How is it you find these deals?

We position Caledonia to be tool for both investors and sellers.

Our offer is clear, and from there we run targeted ads to generate opportunities. It might sound simple, but there’s been a lot of work behind it – creatively and in figuring out what our clients actually want. It’s taken years of trial, risk, and a fair share of mistakes and distractions to get to this point.

Alongside this, we work with a network of industry professionals who see us as the team that deals directly with investors. Whether it’s a landlord-to-landlord portfolio sale or a strategic exit on a property that needs work, we’re the ones who get it done. And for those professionals who pass stock our way, we make sure they’re rewarded with competitive referral fees.

Once we capture investor interest, they go through our onboarding system, where we gather their profile – including capital, location, and level of support required. This feeds directly into our Customer Relationship Management (CRM), allowing us to manage active clients and match them with the right opportunities. We’re still a small team, so leveraging technology is key to how we operate.

One of the biggest tools we use is WhatsApp. It’s become a huge part of how we run the business – fast, simple, and always on hand. In the investment space, speed is everything, and it’s likely it always will be.

Can you give us an example of some clients you have helped and what their business now looks like because of your input?

Sure, here is three real examples of real investor clients weve helped over the last year

Client 1 – Hedge Fund Manager
We’ve been helping an overseas hedge fund manager deploy capital into Scotland. In less than a year, we’ve built him a portfolio that adds over £10,000 a month – a lot of that’s been through higher cash-flow strategies and lower value assets. We now manage 20+ of these properties in house, and the client is still scaling.

Client 2 – Business Owner
Another client is a business owner. He’s got capital and some property experience, but no time to structure deals. We’ve now built his portfolio to over £2m, saving him money on ADS by buying portfolios, and putting proper management systems in place so it runs smoothly alongside his main business.

Client 3 – Tradesman
Then there’s a tradesman in his 30s. He started with enough cash for one refurb-and-rent. Now we’re on property number two. It hasn’t completely changed his life yet, but it’s given him extra income, more time back, and a clear path forward.

Fundamentally we are a business open to anyone who is interested in investing in property and looking to do so at scale.
