Spring is one of the busiest seasons for Scotland’s rental market. As the days get longer and moving becomes easier, demand for rental properties surge – especially among students, young professionals, and families.
But what exactly are tenants searching for in a rental home this spring? And how can landlords make their properties stand out?
We sat down with Marcus Di Rollo, Head of Lettings at Gilson Gray, to discuss the 5 key things that today’s renters are looking for from their rental home.
1. Bright, Well-Maintained Spaces with Natural Light
After a traditionally dark and wet Scottish winter, tenants crave light-filled homes to make the most of the spring season. This means that properties with neutral, light, and fresh décor, as well as good artificial lighting (warm LED bulbs, not harsh fluorescents) are far more appealing this time of year.
Landlord Tip: A fresh coat of paint and deep cleaning before listing your property can make a huge difference!
2. Energy Efficiency & Lower Bills
The ongoing cost of living crisis means that everyone is looking for ways to save money on their bills. Properties with double-glazed windows and good insulation not only cut down on noise and drafts, but can keep heat in and reduce energy bills.
In addition, homes with an EPC rating of C or above are sought-after alongside efficient heating systems such as newer combi boilers and smart thermostats.
Landlord Tip: Highlight any and all energy-saving features in listings – it’s a major selling point for many renters.
3. Outdoor Space
Gardens, balconies, shared courtyards, or communal green spaces are always in high demand – especially in the City Centre where outdoor space is limited – but in the spring months, they rank even higher on wish lists amongst potential tenants.
It’s desirable to have somewhere to sit outdoors to enjoy an alfresco coffee, to let children play, or even to hang up your washing on a sunny day!
Landlord tip: If you have outdoor space, stage it with seating or potted plants in photos for maximum appeal to potential tenants.
4. Close to Amenities & Transport Links
Local amenities are highly sought-after, with walkability to cafés, supermarkets, and gyms nearby being a regular checkbox on many tenants property needs list.
Public transport is a big one too, with many looking for a quick and easy commute across the city or further afield. Though, with more and more cyclists on the roads, especially during sunnier months, homes with cycling storage (secure bike sheds are a plus!) become highly desirable.
Landlord tip: Mention nearby hotspots (e.g., “5-minute walk from Haymarket Train Station”) in listings.
5. Smart Home Features
While not a must-have, tech-savvy renters appreciate any and all smart home features that your home may have. This largely includes smart thermostats (e.g., Hive or Nest) that can be controlled via mobile phone, and even video doorbells (e.g., Ring or SimpliSafe).
Smart tech is convenient for modern tenants, but it also offers a safety element for those perhaps living on their own for the first time.
Landlord tip: If you’re considering upgrading, choose some smart tech that’s easy to maintain and manage.
