Preparing Your Property for Viewers

As a seller, creating a welcoming and presentable environment is the key. It’s always recommended to begin by decluttering your space to showcase its full potential. Don’t forget to tidy up any outdoor areas and gardens – first impressions count! Adding fresh flowers and lighting candles can create a warm and inviting atmosphere for your viewers as they are looking around and imagining themselves in the space. These seemingly small touches can make a big difference in how your property is perceived.

Handling Offers During Viewings

If a viewer makes an offer during their visit, it’s best to refer them to your Estate Agent. Avoid commenting on the offer yourself. Your Agent’s expertise will ensure that you get the best possible price for your property, so always trust them to handle negotiations on your behalf.

What to Look For

Before visiting a property, ensure that you have reviewed the Home Report thoroughly to give you an understanding of what to expect. There is a lot of detail within the Home Report to help you make the right decisions, but if you’re ever unsure, pick up the phone to your Estate Agent for their guidance.

During the viewing itself, pay attention to any areas that may require repairs or updates. This proactive approach helps you assess the property’s condition and determine if it aligns with your needs and budget.

Asking the Right Questions

Don’t be afraid to engage the seller by asking about their experience living in the property. Questions like “What are your favorite features?” or “Why did you enjoy living here?” can provide valuable insights. If you’re unfamiliar with the area, ask about nearby amenities, schools, and restaurants to get a feel for the neighborhood.

Housekeeping Tips

Politeness goes a very long way during a viewing. Always introduce yourself at the door, and ask the seller if they’d like you to remove your shoes upon entering. If you’re curious about storage spaces, request permission before opening cupboards or drawers. It’s important to be mindful of the seller’s time – don’t linger too long, but also don’t rush your way through each room.
