Residential Conveyancing

Benjamin Franklin is quoted as saying ” In life, nothing is certain except death and taxes.”

Anyone who has bought a property before may want to add to the list “stress when buying or selling a property in Scotland“.

At Gilson Gray, we tailor our service to meet your requirements whether you are a first time buyer or well versed in the process to ensure that in purchase and sale transactions we help you avoid the stresses and strains that can be associated with buying and selling property.  We aim to achieve this by focusing on the following three aspects:-

Keeping up to date and giving clear and understandable advice are essentials in an area of law that is constantly changing with new regulations coming into force on a regular basis. You will get the benefit of an experienced and knowledgeable team to advise you in plain English throughout the whole process from actively negotiating the price, to answering your queries on the title deeds. We can even introduce you to experts in relation to those areas relating to your transaction that are outwith our own scope of expertise e.g.  timber treatment, mortgages, letting agents and surveyors, where this is necessary.

We will agree at the outset who will be responsible for the transaction and communicate with you regularly through the channel most convenient for you. This will allow us to update you throughout the transaction. Communication is the key element and lies at the heart of ensuring that you have the best experience possible. We will take a pro active approach in the process to ensure that the transaction continues to progress using technologies such as our case management system. This will allow us to keep track of your transaction ensuring timescales are met. We will update you throughout the transaction and make sure that you understand what we are doing for you and what is required of you in the process.

We will agree with you a costing for the transaction at the outset and ensure that we keep you advised throughout the process.  As soon as we are able to do so, we will give you a final account so that you can organise your finances. Sometimes there are unforeseen circumstances – the two most common being title discrepancies and unauthorised alterations – which may lead to additional work being required. Should this occur then we will advise you immediately, explain to you why there is additional work and clarify whether there is a cost implication for that additional work. We want to be up front with you and do not want to give you a financial surprise at the end of the transaction.

We would be delighted to discuss your forthcoming transaction and let you have our initial thoughts on how we can assist you. We can help you with:-
