Is buying a new home really one of the most stressful events of your life?

Is buying a new home really one of the most stressful events of your life?

In short, probably.  Whilst an attempt to place a positive spin on the old cliché might be met with a sense of relief by those contemplating their first or indeed, next, house purchase, the fact is that it is a stressful process and arguably more so now, than pre-recession.

Never has it been more important for a solicitor to prepare their client for the seemingly endless hoops that need to be jumped through in order to satisfy the requirements of anti-money laundering legislation and the Council of Mortgage Lenders.  For the average house purchaser, all they long for is the call from their solicitor to confirm that their offer for their dream home has been accepted, confirmation that their mortgage offer has been approved and then receiving the message on that all important day, a few weeks later (ideally before 4.59pm) that they can collect their keys.

Whilst eagerly spending every evening trawling the property pages of the internet or countless Sunday afternoons scoping the interior of various potential abodes pondering whether they could see this being the place they would happily lay their hat, house purchasers are unlikely to be contemplating how many thousands of pounds above Home Report valuation they will require to offer at Closing Date number seven, nor where they will find a bank statement or utility bill which was actually posted through their door in this age of “paperless-ness”, nor having to drag their ageing granny in to visit their solicitor because she is kind enough to help out with the required deposit but has to prove that her hard earned savings are not the proceeds of crime!

These are, however, all factors that have to be considered and at Gilson Gray our Conveyancing Team will carefully steer our clients through the various stages of the journey towards their new home.  We have consistently sought to develop a sound understanding of how to perfect the client experience.  From the most experienced of guidance through the offering process to the comfort of working with a highly qualified legal team who will hold your hand through the various stages of the conveyancing transaction, you will feel prepared, informed and valued.

Over the course of the coming weeks, I will be writing a series of blogs to assist the house buyer in preparing for the various requirements of a post-recession house purchase.  It can surely only benefit the solicitor-client relationship if time is taken to explain what we do, why we have to do it, and how our clients can be best prepared to assist us in delivering the high quality service which we believe each and every one of them deserve.
